"The largest single-tenant logistics platform project in Belgium." This is how the Belgian investors and developers, Montea and the Weerts Group, describe their future warehouse, for which they announced, on March 28, 2025, the signing of a long-term strategic partnership. Through a joint venture, the two logistics real estate giants will develop the new distribution center for Skechers, which will be housed in a vast building of over 215,000 m², built on a 370,000 m² site. The renowned American footwear and apparel brand will manage its European distribution operations from this facility.
A long-term lease agreement with Liège Airport
The logistics platform will be located near Liège Airport, along the E42 highway, providing easy access to northern France. "The partners in the project signed a 50-year emphyteutic lease agreement with Liège Airport, with the possibility of extending for an additional 49 years," Montea stated in a press release. On the other hand, the lease with Skechers has been signed for a 20-year term on a triple net basis*. Montea will hold a 40% stake in the operation, while the Weerts Group will retain 60% ownership and will be primarily responsible for the development. The total investment for Montea is estimated at approximately 140 million euros, and the investor anticipates a minimum return of over 6% from the partnership with the Weerts Group.
A multi-level construction
Scheduled to be available for lease by the end of 2027, the development will comprise five units, with 70% of the gross leasable area expected to be available for leasing at that time. "Structural work for the first phase has already begun," Montea reports. The building will aim for Breeam "Excellent" certification and will feature a photovoltaic solar system on the roof, with the possibility of integrating a battery energy storage system, according to the Belgian company. Additionally, Skechers will heavily focus on automation to optimize the use of the building's height. The construction will also include multi-level parking and a loading platform.
